Steps To Sold Marketing Plan

The marketing and promotion of your home will include these components:

1. Comparative Market Analysis: Dennis and Jane combine their many years of experience and 6th sense of the marketplace in pricing your home so you can obtain optimum price in the shortest time possible.

2. Home Review: Guertin Family Realty will review your home and provide you with a checklist of items to complete prior to marketing your home.

3. Staging Your Home: Guertin Family Realty will provide staging tips and contractor list to assist with repairs and staging home. If additional staging is needed, Guertin Family Realty will hire a home staging company to complete home staging consultation with written recommendations for staging your home.

 4 Disclosure Statements: We will work with you to prepare appropriate Transfer Disclosure Statement, Well Disclosure, Septic Disclosure and Condo Resale Disclosure to present your home as accurately and favorably as possible.

5. Inspections: Guertin Family Realty will inform sellers of any required city inspections, code compliance issues and will recommend inspectors as needed.

6. Photo Brochure: Guertin Family Realty will hire professional photographer to take still photos and virtual tour of your home. They will prepare a color photo brochure that will be available not only for all showings of the home, but also for distribution to transferees, agent networking, and Corporate Relocation Departments.

7. MLS: Your home and business will be submitted to the Multiple Listing Service (MLS), complete with photos and supplements to differentiate your home and business and its special personality from the mainstream inventory.

8. Extensive Internet Marketing: Your home will be showcased on the most popular real estate web sites including realtor.com (home buyers #1 home search web site) and our web site www.GuertinFamilyRealty.com with enhanced photos, virtual tour and description of your home. All of our marketing, including a sign rider to your real estate sign will direct potential buyers to tour your home at our web site.

9. Broker Reciprocity: Your home will be advertised on every real estate companyís web site so all buyers will find your homes when they do searches at Edina Realty, Coldwell Banker Burnet and RE/MAX web sites.

10. Postcard Mailing: 1000 Postcards with details of your home will be mailed to Guertin Family Realty existing clients and the Guertin REALTOR network.

11. Lawn Sign: Generally, lawn signs are constructive to the active promotion of a home. With your permission, we will install a lawn sign and monitor its effectiveness.

12. Feedback: We will call all agents that show your home and secure feedback on the showing. You will have immediate internet access to feedback at www.showingsolutions.com 

13. Activity Reports: You will have immediate internet access to all activity on your home. Upon request, we will also mail you weekly written reports detailing the showings and all other activity on your home.

14. On-the-Market Counseling: Guertin Family Realty will keep you apprised of the marketplace including your competition, homes for sale in the immediate area, number of showings for your house versus other homes in the area and industry trends.

15. Pre-Offer Consultation: Guertin Family Realty will consult with you regarding how offers will be handled including multiple offers, counter offers, contingencies and inspections, determining the strength of buyer, pre-approval vs. pre-qualify, complete sellers net proceed sheet, capital gains and tax implications.

16. Presenting/Countering and Offer Acceptance: Guertin Family Realty will analyze the offer, what is flexible, what is not. We will assist you in understanding the risks and rewards of countering/accepting a particular offer, earnest money, price, personal property, contingencies, inspections, closing date, possession date. We will review the integrity of the other agent involved, verification of mortgage pre-approval, strength of buyer. We will negotiate the offer, obtain proper signatures and provide copies to seller.
 
17. Post Purchase Agreement: We will provide updated title to buyerís closing company. We will provide purchase agreement and mortgage pay-off information to closing company, deliver association documents to buyer, follow-up on any inspection work orders, we will anticipate any potential problems, monitor appraisal and full-underwriting approval and arrange final walk-through. We will review with sellers what to bring to closing and review final sellers proceeds prior to closing.

18. Closing the Sale: We specialize in less than one-hour closings because we do our homework before the closing. We will attend the closing, review the final closing documents, exchange keys, garage door openers and final information about the property, verify possession date and time.
